The Position

Our client is seeking to fill a Construction Loan Administrator role in the Durham, NC market. The successful candidate will be responsible for loan closing, loan servicing, processing/funding and loan operations functions within the loan department to ensure efficient and effective operations. They shall also be responsible for providing a high level of service to both internal and external customers that meets and exceeds management expectations.

The position includes a generous salary of up to $110K and excellent benefits package.

Construction Loan Administrator responsibilities include:

  • Guiding, coaching and coordinating all transaction parties including Loan Officers, Processors, and Builders as a Construction Lending Team.
  • Managing the construction home loan program in various stages of completion by establishing deadlines and follow-up schedules.
  • Processing draw requests after confirmation and follow up if necessary ensuring the work is completed and that the bank preserves its priority lien position.
  • Managing the ordering, approval of loan modifications, and coordinate signings with members, coordinating with the MLO’s, when needed.
  • Vetting and approving the builders, and maintaining the approved list and tracking system.
  • Monitoring and servicing construction process so projects are completed on time, within budget, in accordance with the plans and specifications approved by the Bank, and as required in the documented credit approval.
  • Providing due diligence to ensure bank loan policies are adhered to.
  • Providing post-closing construction document exception management. This includes monitoring, loading, clearing, reporting, delegating and all related matters to post closing documentation exceptions.
  • Assisting in the preparation and maintenance of loan files.
  • Coaching, and coordinating with mortgage team on new development of builder pipeline.
  • Working with Borrowers and their representatives to resolve construction deficiencies or defects in the documentation.
  • Manage all loan servicing functions after a loan is booked through final disbursement/project completion.

You also bring the following skills and experience:

  • Bachelor’s degree in Business, Finance or related field preferred.
  • Five or more years’ experience with construction loan documentation with extensive knowledge of residential and construction loan documentation, construction and loan collateral requirements, and terminology.
  • Three or more years’ construction project management, disbursement, and draw processing experience.
  • Knowledge and experience working with title companies, construction monitoring companies, municipalities and general contractors.
  • General working knowledge of construction permits, licenses and lien waivers.
  • General knowledge of construction loan processes.
  • Experience with D &H Mortgagebot LOS, Const. Perm/1X Close origination, processing, underwriting, closing and/or project administration all are pluses.
  • Working knowledge of retail bank regulatory requirements.
